Bridging Transactions

When time is tight, bridging transactions offers a fast, flexible solution. Whether buying at auction, refinancing existing assets, or funding a refurbishment project, you need a solicitor who can move quickly — without compromising precision or protection.

Convey Us Legal provides pragmatic, proactive legal support for borrowers and lenders in bridging transactions. Based in Birmingham, we have deep experience working with developers, landlords, brokers, and private funders across the West Midlands and beyond.

What is Bridging Finance?

Bridging Transactions is a short-term, interest-only loan secured against property. It’s commonly used to:

  • Complete a purchase before selling another property
  • Buy auction properties within 28-day timeframes
  • Unlock capital for renovations or developments
  • Cover chain breaks in residential sales
  • Acquire land or commercial premises before refinancing

A first or second legal charge secures most bridging loans. Lenders require a solicitor to complete due diligence, register charges, and advise borrowers independently. Timelines are typically tight, meaning responsive, experienced legal support is essential.

Frequently asked questions

How long does bridging transactions take?

With the right paperwork and cooperation, we can often complete within 5–10 working days. Auction purchases or refinance deals can sometimes move faster.

Do you act for both parties?

No — for regulatory reasons, we act for either the borrower or the lender, but not both in the same transaction. We often work alongside other legal teams.

What is Independent Legal Advice (ILA)?

If you're offering a personal guarantee or third-party security, your lender will usually require that you receive ILA. We offer standalone ILA appointments with written confirmation for lenders.

Can a bridging transaction be used for commercial property?

Yes — we regularly assist with bridging on commercial units, land, HMO conversions, and mixed-use premises.
