What is conveyancing?
Conveyancing is transferring the legal ownership of property or land from the seller to the buyer.

- We will gain the seller’s answers to any questions, such as neighbour disputes, fixtures and fittings or who owns certain boundaries.
- We check copies of building regulation certificates, any guarantees on the property and planning permission details.
- We will prepare a Report on Title for you to check that the seller is legally the owner of the property.
- Pay stamp duty tax on your behalf.
- Arrange the Land Registry Office registration of title in your name.
How much will stamp duty cost?
The price of stamp duty depends on the price the new property costs, here is an example:
Purchase price Stamp Duty Rate
Up to £125,000 – 0%
£125,001 – £250,000 – 1%
£250,001 – £500,000 – 3%
£500,001 and more – 4%
It can take around 6 to 12 weeks from the date your offer gets accepted to all the paperwork being completed.
